Welcome to 2027 and the exciting twenty-third holiday season for Maison-Limoux.

The last few years have seen a few changes at Maison-Limoux, some welcome and others which have been very unwelcome.

On the positive side there have been some improvements that are largely unseen and some that are hard to miss.

In February 2025 the commissioning of an aircon heating system in the lounge was a lifesaver as the tempratures soared fom a few days of 40C+ to weeks and months of intense heat. Later that year I extended the balcony off the kitchen by a metre which changed that area which was largely a viewing area into a nice living and entertaining area that catches the late afternoon sun.
By the end of the heatwave summer it was both evident and clear that I needed to extend the air-con system into three of the four bedrooms. Therefore at the start of 2026 the new installation occurred and the twin room (top of the house) along with the two double bedrooms below were transformed. The fourth bedroom below the lounge area remains cool and temperature control is adequately managed by a column fan.
Lots of work but well worth the effort and money spent. So happy days!
The installation of Mosquito Screens on windows and outside doors has meant that we have a well vented home without unpaid guests spoiling everyone's enjoyment.

All of these improvements followed on from the work started in 2023 when additional insulation in the roof was installed. This was carried out without altering the high beam appearance in the lounge.
In 2023 we also finally saw the start of the Chambre D'Hote service and so far we have welcomed over 60 guests, who all went away happy. They were especially pleased with the breakfast that can be added to the price. (Cost for 2027 will be 7 euros per per person, please enquire.)

Along with new guests, we have also welcomed several repeat customers for the house rental which is always gratifying.

On the negative side unfortunately we welcomed some female guests from Poland who within 36 hours of arriving destroyed half the house. A long story where Booking.com have proved that they are not a company to be associated with and that my current insurance provider (AXA) is not fit for purpose. Anyway this event in mid May caused us to have to cancel five of our future bookings until the house was fully restored.
With a series of delaying responses from my Insurance Provider I set about the large restoration project affecting two bathrooms and four bedrooms (including my private bedroom) 200 hours work (in 35+C heat) later and a lot of expense the house has now been restored to its former glory with a few improvements along the way. However, this hiatus from renting my house has not only impacted on our income but delayed what was to be our final two small projects. (After 22 years my planned improvements list was exhausted)
One of these projects was to extend the space leading out from the ground floor bedroom by a metre to allow guests using that room to sit outside their bedroom. These two projects which are additional improvements and not restoration projects will be completed by the end of September 2026.

So what is new for 2027.
Well apart from those improvements listed above and the details of the property listed below. One of the major attractions for our property is the addition of a Jacuzzi, (which can be included in the price of your holiday subject to a few restrictions.) Please enquire.

The other is our connection to Booking.Com. We are going to continue with Abritel and AirBnB, as we have not had problems with them in the past. Customers can continue to use their services and we urge you to compare their prices with our direct charges.

We are also going to take a more active role in the Booking process i.e. By handling the finances by ourselves again as we did for the first 12 years of operation. In this way we aim to reduce the overall costs to our customers and guests. If all goes to plan, our guests will be able to pay a deposit to secure the booking electronically and remotely. On arrival they can pay the balance and the refundable security deposit, (which will be returned subject to satisfactory inspection at the end of their stay.)

The Property
This modern home which sleeps 8 is situated on the outskirts of the picturesque town of Limoux which sits aside the Aude River and is located in the foothills of the Pyrenees, close to Carcassonne.

Accommodation Details

The home which is built into a bank is on several half levels (3 to 6 steps between levels) and is entered by the front door which is on the side reached by a several outdoor steps. Although there is a handrail installed unfortunatly the house is not really suited for people with mobility problems.

Entrance Floor consists of the Kitchen and Lounge/Diner. Stairways lead up to two of the bedrooms and the main Bathroom (Shower). Steps also lead down to the other two bedrooms and the second Bathroom (Shower). One further stairway leads to the top room which is furnished as a twin room.

Bedrooms. These are all of a good size and furnished to a high standard. Rental includes all bed linen and towels and each bedroom has a large built in wardrobe.

The Kitchen has recently been refurbished and is fully functional and contains everything you need to prepare and serve meals or drinks. Leading off the kitchen is a balcony at the front of the house and looks out towards the rolling hills.

The Lounge has comfortable leather settees and there is a LED Smart TV/DVD setup with which you can view French TV, DVDs, YouTube, Netflix etc. There is also a large & wide range of DVDs available for guest entertainment. The Lounge also contains a wood burning stove set into the fireplace, which is the hub for the radiator central heating system.

Internet & Phone. Wireless Fibre Broadband is available at the house (500Mbs). The telephone is for incoming calls and emergency use only.

The Patio. The garden/patio area extends all around the home and the property is fenced/screened from adjacent properties. Garden furniture including a barbeque is available for use on the patio. These are stored undercover at the side of the house.

The Sun Deck. Leading off one of the double rooms the Sun Deck is an ideal place to catch the early morning sun as you ease into the day. This sun deck is accessible from the outside too.

Utilities. A Washing Machine is available for guest use. Instructions in use are in the Guest Manual but Programme 2 for a light wash and programme 5 for a quick wash is all you really need to know. There are always washing tablets/liquid available, so one less thing to worry about.

Extra Items. The house contains other additional items to make your travel and stay as comfortable as possible so NO NEED to bring a Hairdryer (3 of), Travel Iron there is a good Iron & Ironing Board already there, although we do ask you to bring your own beach towels if you are planning to go to the beach. They can be purchased locally if required.

Baby Bed & High Chair. There is a baby cot for real small guests. There is also a high chair available. PLEASE CHECK ITEMS BEFORE USE as they may have been damaged by previous guests. Please specify requirement at time of booking.

Bienvenue Limoux.
Limoux is a thriving local community and the majority of the homes in the area are owned by people who live and work in the area. Throughout the year there are festivals of all kinds which are run for the entertainment of the locals rather than being outright tourist attractions. In the main there is no charge and no contributions for all these events apart from taking part and enjoying them.

You can expect the warmest of welcomes wherever you go, and you will find simple politeness goes a long way here.

There are a couple of phrase books in the house please return them after use.

The town boasts a number of good restaurants as well as large selection of Café bars. The wide choice of shops mean you do not have to leave the town for any reason but then you would miss everything that this amazing area has to offer.

If you like sparkling wine try the Blanquette Limoux everyone who visits say how much they like it. To set you on the right path you will find a complimentary bottle awaiting you in the fridge. Santé! (Health)

There are three Supermarkets on the outskirts of town L'Clerc on the road towards Carcassonne and Super U & Lidl on the road towards Quillen & Perpignan. All are generally open until 7pm. If you have never visited a supermarket in France before you will be amazed as the range is extensive, the products are fresh and the smell of good wholesome food is something, which is sadly no longer available in UK Supermarkets.

Alternatively use the variety of other smaller shops in the town and buy your food from the local businesses which are predominately family owned. Good way of improving your language skills and you will be blending in just nicely although you will in most cases have to use cash. Friday is the Market Day and the different markets areas are located in the town centre.
